SBA 504 Loans
The 504 is built for one thing: buying, building or improving the property your business operates from, or heavy equipment that will last at least ten years. It comes in two pieces — a bank loan and a fixed-rate loan from a Certified Development Company — so you keep a fixed rate for twenty or twenty-five years and usually put down only 10%. What it will not do is working capital, inventory, or investment property you do not occupy.
