Privacy Policy
What we collect, why we collect it, who we give it to, and what you can ask us to do about it.
Who we are
This policy describes how Biscayne Lending LLC ("we", "us") handles personal information. Our principal business address is 7901 4th St N, Suite 300, St. Petersburg, FL 33702. You can reach us on (954) 849-1211 or at allai@biscaynelending.com.
We arrange financing. We are not a bank and we do not take deposits. The lender or funder that provides your financing is named in your loan documents.
What we collect
Information you give us directly: your name, telephone number, email address, the property or business you are financing, the amount and purpose of the financing, your entity details, and the documents you upload.
Uploaded documents commonly include identification, entity formation papers, tax identification letters, leases, insurance, bank statements and signed authorisations. Some of these contain nonpublic personal financial information.
Information collected automatically: pages viewed, the link or advertisement that brought you here, approximate location derived from your IP address, and device and browser characteristics. See our use of analytics below.
We do not knowingly collect information from anyone under 18.
Why we use it
To respond to your enquiry, to understand the transaction, to identify financing sources that may fit it, to prepare and send a submission package to those sources, to keep you informed while a file is in progress, and to meet our own legal and record-keeping obligations.
Submitting information to us is not an application to any particular lender, and it is not an approval or a commitment to lend by anyone.
Who we share it with
Lenders, funders and other financing sources, so they can review your transaction, make you an offer and contact you about it. We may send your file to more than one of them at a time to find the best fit. This is the core of what we do, and it is why you are giving us the information.
Lenders and funders may pay us a fee or commission when a transaction they finance closes. That payment is for placing the transaction, not for your information.
Service providers who operate the site and the systems behind it, under contract and only for that purpose: hosting, document storage, email and messaging delivery, payment processing and analytics.
Professionals involved in closing a transaction, such as title companies, closing attorneys, appraisers and insurers, where that is necessary to complete it.
Where the law requires it, or to establish or defend legal claims.
We do not sell your information to data brokers or lead buyers.
The service providers we use today are Railway (website hosting), Cloudflare (document storage), Resend (email delivery), Twilio (text messages), Stripe (payments, where a payment applies) and Google (website analytics).
How we contact you
We will call, text and email you about your enquiry and any transaction in progress. So may the lenders and funders we send your file to.
We use automated dialing, prerecorded messages or marketing texts only if you agreed to them on our form. We keep a record of the exact words you agreed to and when. Agreeing is never a condition of getting financing.
Reply STOP to any text to stop texts, or tell us to stop calling. Message and data rates may apply.
Analytics and cookies
We use Google Analytics to understand how the site is used. It sets cookies and receives your IP address and the pages you view.
We do not currently use advertising pixels on this site. If we add one, we will update this policy first.
Most browsers let you refuse or delete cookies. Doing so does not stop you using the site.
How long we keep it
We keep enquiry and file information, including uploaded documents, for as long as we need it to work on your financing, to meet our obligations to the financing sources we work with, and to comply with record-keeping, tax and other legal requirements.
We delete or de-identify information when we no longer need it for the purpose it was collected for, unless a law requires us to keep it longer.
Your choices
You can ask us for a copy of the information we hold about you, ask us to correct it, or ask us to delete it. Write to us at the address or email above and we will tell you what we can do and what we are required to keep.
You can stop marketing messages at any time by replying STOP to a text, using the unsubscribe link in an email, or telling us. We will still send you messages about a transaction that is in progress.
Where a privacy law gives you additional rights, we will honor them.
Financial privacy
Our services are for business and investment-property financing, not for personal, family or household purposes. If we ever handle nonpublic personal financial information about a consumer, we will protect it and give any notices that federal financial privacy law requires.
Changes and contact
This policy is effective October 20, 2026. If we change it we will post the new version here and update that date.
