DSCR loans for Florida rental property

A DSCR loan is qualified on what the property earns rather than what you earn. In Florida, that makes the expense side of the ratio unusually important — because two of the biggest expenses here move faster than rents do.

Why the ratio behaves differently in Florida

Insurance is the first reason. Premiums across much of the state have risen sharply since 2022, and insurance sits inside the debt service coverage calculation. A property that penciled at a comfortable ratio on last year's premium can fail on this year's renewal without the rent changing at all. Price the insurance before you price the deal.

The second is association dues. Florida's condo and HOA landscape changed after Surfside: associations are now required to fund structural reserves, and dues have risen steeply in many buildings, with special assessments on top. Dues count against the ratio. A building with a pending assessment can turn a working deal into a declined one.

Short-term and seasonal rentals are a genuine Florida question. Some lenders will underwrite a short-term rental using a market rent schedule; others want twelve months of actual platform history; some will not lend on short-term at all. Municipal rules vary too — several Florida cities restrict or license short-term rentals, and a property operating against local ordinance is a problem no lender will take on.

Property taxes deserve a look as well. Florida has no state income tax, which is part of why investors come, but property taxes are reassessed on sale and the homestead cap does not apply to an investment property. Budget from the reassessed figure rather than the seller's current bill.

What moves a Florida DSCR file

A real insurance quote

Not the seller's premium. Yours, on your ownership, with your deductible. It goes straight into the ratio.

Association dues and assessments

Current dues, plus any approved or pending special assessment. Both count against coverage.

Rent support

A lease, or an appraiser's market rent schedule. Short-term income is treated differently by different lenders.

Reassessed taxes

The purchase resets the assessed value. Underwriting will use the new number, so your model should too.

Florida DSCR questions

Can I use Airbnb income to qualify?
Sometimes. Some lenders accept documented short-term rental history, others use a long-term market rent schedule regardless of how you operate it, and some decline short-term entirely. It also has to be legal where the property sits — check the municipal ordinance first.
Does the condo building matter?
Considerably. Reserve funding, pending litigation, the milestone inspection status and the percentage of investor-owned units can all affect whether a building is financeable.
Is a Florida LLC required?
Not usually required, but most DSCR lenders prefer to lend to an entity, and out-of-state entities generally need to be registered to do business in Florida before closing.
What if insurance makes the ratio fail?
It happens here regularly. The usual levers are a larger down payment, a different deductible structure, or a property where the roof and wind mitigation produce a better premium. Better to find out before you are under contract.
