About us

A financing company with access to serious capital

Biscayne Lending arranges real estate and business financing through private, institutional and specialty capital sources. We are the desk that reads your file, works out where it belongs, and places it with the lender most likely to fund it.

How a file actually moves

01

You send the file once

One short application, and the questions are the ones a lender on that kind of deal actually asks. You are not filling in the same numbers five times for five lenders.

02

The desk reads it and places it

Your file is matched against the capital sources whose criteria it actually fits — by property type, leverage, credit, entity and timeline. Placing a file with a lender who was never going to do it wastes the one thing a deal cannot spare, which is time.

03

The lender underwrites and puts it in writing

The lender or funding source on your transaction is named to you in writing before you sign. What you are offered is set by that lender after underwriting — not by us, and not by anything on this website.

What we place

Investment property — renovating and selling, holding for rent, buying before you sell, building from the ground up. Commercial real estate, including a deep focus on gas stations and convenience stores. And financing for the operating business itself.

What we are not

  • We are not a bank, and we do not take deposits.
  • We are not the creditor on your loan. The lender is named to you in writing before you sign.
  • Nothing on this site is an offer, a commitment to lend, or an approval.
  • We do not publish rates or leverage as promises. Figures shown anywhere on this site are what our funding sources publish, and your file is priced by a lender after underwriting.
  • We do not invent closed transactions. Our Recently Funded page shows only real closings, which is why it may be short.

Biscayne Lending arranges financing through our private funding network and other funding sources; the lender or funding source on your transaction is named to you in writing before you sign, and we are not the creditor on your loan. Nothing on this site is an offer, a commitment to lend or an approval — rates, terms and leverage shown are the figures our funders publish, and what you are actually offered is set by a lender in writing after underwriting.

Talk to the desk

Send the file, or call and describe it. Either way you get a straight answer on whether it is placeable.
