For loan officers

You already turned one away this month.

The investor buying a rental. The client with a flip. The self-employed borrower whose tax returns will not work. If your shop does not write those, that deal walks - and so does the relationship. Send it to our desk instead. You keep your points and your client.

Free. No card, no contract, no monthly fee. Your borrower stays yours.

The deals your shop says no to

DSCR rental

Qualifies on the property's rent, not the borrower's tax returns. Investors buying rentals, out-of-state buyers, anyone in an LLC.

Fix & flip

Purchase plus renovation, short-term, judged on the deal. Funded in days rather than weeks, with the rehab released in draws.

Bridge

The client under contract with ten days left, or buying before they have sold. Speed your usual lender cannot match.

Bank statement

Self-employed borrowers whose deductions make a conventional file impossible. Income proved by deposits.

How it works

1

Send us the file

An address and a phone number is enough to start. Or text your borrower a link and they upload everything from their phone.

2

We place it and process it

We match it to the lenders whose published guidelines it actually fits, send the package, chase the conditions and talk to title.

3

You get paid at closing

Your points and your processing fee sit on the term sheet under your name, up to what the lender allows.

What you keep

Your points

100% of your points and your processing fee, up to the lender's cap. They appear on the term sheet under your name.

Your client

We do not market to your borrowers. Only you and our desk can see your files - no other broker on the platform can.

Your reputation

The borrower deals with you. Term sheets and quotes go out under your name and your brand, not ours.

What it costs you

Nothing. No monthly fee, no card, no contract. The borrower pays a 1% platform service fee at closing, as its own line on the settlement statement, disclosed on the term sheet from day one.

On your first funded loan that fee is waived entirely.

Why not just send it to a hard money lender yourself?

You can. The difference is that one lender gives you one answer. We hold the guidelines for every desk we work with, so the file goes where it actually fits - and you see why each one fits or does not.

And somebody else does the chasing. The documents, the conditions, the title company, the insurance mortgagee clause - that is our side of the desk, not your evening.

What you get, free

  • ✓A borrower link you text from your phone. Documents come back the same day.
  • ✓A checklist showing exactly what is missing, with the message ready to send.
  • ✓Comparable research from the county's own recorded sales, with the deed reference beside every figure.
  • ✓A deal analyzer and calculators you can send straight to a client.
  • ✓Term sheets and quotes under your own name and brand.
  • ✓Training in English and Spanish, from your first deal on.

Questions loan officers ask

Do I need a separate license for this?
Business-purpose lending has its own rules and they differ by state. Tell us where you work and we will say plainly what we know and what to ask your attorney. We will not tell you that you are covered.
Will this conflict with my current shop?
That depends on your employment agreement, and it is worth reading before you send anything. Many loan officers are free to broker business-purpose investment loans their shop does not offer. Check yours.
Do I really keep all my points?
Yes. Your points and processing fee are yours, up to what the lender allows. Our fee is separate and the borrower pays it at closing.
Does my borrower see your lenders?
No. Your borrower sees your name and your brand. The lender is our side of the desk.
How fast does it close?
That depends on the lender and on how complete the file is. A complete file moves in days; an incomplete one takes as long as the missing document does. We never promise a closing date.
What if the deal does not work?
We tell you early rather than letting it run. A deal that cannot close is worth knowing about in the first hour, not the third week.

Send us the one you were going to turn down.

No signup needed to talk. Call, or send an address and we will tell you whether it is a deal.

Every deal is subject to the lender's own underwriting. We never promise a rate, an approval or a closing date. Nothing on this page is legal, tax or licensing advice.
