Gas Station & C-Store Financing

A fuel station is not an ordinary commercial building, and most lenders will not touch one. The underground storage tanks make it special-purpose property: the appraisal is different, the environmental work is mandatory, and a Phase I report — sometimes a Phase II — has to come back clean before anyone funds. We work with the lenders who actually do these, mostly through the SBA 7(a) and 504 programmes, where a station can be bought with a smaller down payment than a conventional bank would ever allow. Expect to put down more than you would on a plain retail building, and expect the environmental report to set your timeline.
