Commercial real estate financing in South Florida

Miami-Dade, Broward and Palm Beach behave like three markets rather than one, and a lender reads them that way. What they share is an insurance environment and a set of building-code realities that underwriting now takes seriously.

What South Florida adds to a commercial file

Insurance has become an underwriting input rather than a closing formality. Commercial property premiums across South Florida have risen materially, and on income-producing property the premium flows straight into net operating income and therefore into what the property can support in debt. Obtain a real quote for your ownership early; using the seller's expired premium is the most common way a projection turns out wrong.

The 2022 structural safety legislation reshaped older buildings. Milestone inspections and reserve funding requirements apply to condominium and cooperative buildings at defined ages, and the cost of compliance has landed hard on some associations. Even outside condominiums, buyers of older commercial buildings should expect questions about structural condition that would not have been asked a decade ago.

Industrial and flex space in Broward and Palm Beach has behaved differently from retail and office, and lenders look at the submarket rather than at 'South Florida'. A stabilised industrial building in Medley and a partially vacant strip centre in a secondary corridor are not the same risk, and a file that treats them as interchangeable reads as unserious.

Environmental review appears more often than buyers expect on commercial transactions — dry cleaners, auto repair, fuel and older industrial uses all have histories. A Phase I is routine; what matters is knowing the site's prior uses before you are committed.

What lenders weigh here

Current insurance, quoted

It flows into NOI and therefore into what the property supports. Not a formality here.

Structural condition and reserves

Age-triggered inspection and reserve rules changed what buyers of older buildings must show.

The submarket, not the region

Industrial, retail and office are not moving together. Underwriting reads the corridor.

Prior uses on the site

Environmental history matters on commercial parcels more often than buyers expect.

South Florida commercial questions

What property types do you place?
Retail and plazas, warehouse and industrial, mixed-use, multifamily, and owner-occupied commercial. Each goes to different capital sources, which is the point of running it through one desk.
Is a full appraisal always required?
On commercial real estate, essentially always, and it takes longer than a residential appraisal. Order it as soon as terms are agreed rather than after diligence.
How much does insurance really change the numbers?
On income-producing property in this region, enough to change the loan. It is worth quoting before you set a price, not after.
Do you finance partially vacant buildings?
Often yes, through capital sources comfortable with lease-up risk, priced accordingly. The plan to stabilise matters as much as the current rent roll.
