What lenders actually look at

The property's income

Net operating income against the proposed payment. On commercial property this matters more than your personal income does.

Occupancy and leases

Who is in the building, on what terms, and for how long. A stabilised building is a different file from a half-empty one.

Property type

Multifamily, retail, office, industrial and special-purpose are each priced and underwritten differently, and not every lender writes all of them.

Equity and value

How much you are putting in, supported by an appraisal. Each lender publishes its own ceiling.

Experience

Whether you have operated this kind of building before. It carries real weight on anything beyond a small multifamily.

Condition and environmental

Some property types require environmental reports before anyone funds. Special-purpose assets almost always do.

Questions we get asked

What kinds of commercial property do you place?

Multifamily, retail, office, industrial, warehouse, mixed-use, hospitality and special-purpose assets such as fuel stations. Which lenders fit depends heavily on the type.

Is this different from a residential investment loan?

Yes. Five or more units, and anything commercial, is underwritten on the property's income rather than on a rent-to-payment ratio for a house.

Can I buy through an entity?

Commercial lending is normally written to an entity. The owners typically sign a personal guarantee, though some larger loans are non-recourse.

How much do I need to put in?

It varies by lender, by property type and by the building's income. Owner-occupied property through the SBA generally needs less than an investment purchase.

Do you handle owner-occupied purchases?

Yes — a business buying its own building is often best served by an SBA 504 or 7(a) rather than a conventional commercial mortgage.

Tell us about the property

Four short steps. The type, the value and the income are what matter.

الخطوة 1 من 5

شراء عقار تجاري أو إعادة تمويله

عن العقار

ابدأ بنوع العقار وبما تحاول إنجازه.

This is not an offer and not an approval. Terms are set by a lender, in writing, after underwriting, and vary by lender, by property and by file.
